How do I get out of my Wyndham timeshare?
If you are still inside your state’s cancellation window, cancel in writing now, because that is free and returns your money. Otherwise, start with Wyndham: call Certified Exit at 855-312-9040, ask in writing what you qualify for, and check what similar Wyndham ownerships actually sell for. Certified Exit is Wyndham’s in-house exit service, which Wyndham says costs nothing to consult, for Club Wyndham, WorldMark, and Margaritaville Vacation Club owners. If your purchase loan is paid in full, Wyndham says eligible owners may be able to surrender the ownership, with processing currently estimated at about 20 weeks. If you still owe on the loan, surrender is not on Wyndham’s published list of options. If the timeshare has no resale value and Wyndham refuses or quotes a price you can’t accept, a free consultation and file review from an attorney-backed exit firm is the next step to consider.
Who is Wyndham now?
The company that holds your timeshare contract is no longer part of the Wyndham hotel company. Wyndham spun off its hotel business into Wyndham Hotels & Resorts on May 31, 2018. On February 17, 2021, the timeshare company, then called Wyndham Destinations, was renamed Travel + Leisure Co. It trades on the New York Stock Exchange as TNL.
According to its 2025 annual report, Travel + Leisure has 797,000 owner families and more than 280 vacation club resort locations, under brands including Club Wyndham, WorldMark, and Margaritaville Vacation Club. Each of those three has its own Certified Exit page, and WorldMark’s talks about surrendering “credits,” so read the page for your club.
What does Wyndham’s Certified Exit program offer?
Certified Exit runs under Wyndham’s “Wyndham Cares” banner and starts, Wyndham says, with “one free 15-minute phone call & no paperwork.” Every option turns on one question: is your loan paid off?
| Your loan | What Wyndham’s Certified Exit page lists |
|---|---|
| Paid in full | Voluntary surrender for “eligible owners,” currently about 20 weeks; free transfer to an immediate family member; help selling on the secondary market; a featured reseller |
| Balance still owed | A featured reseller, to sell and pay off the loan; a “hardship exception” application for owners hit by “a personal tragedy”; options for extra points or credits; a call if you can’t afford your maintenance fees |
The surrender line reads in full: “Eligible owners may have the option to voluntarily surrender their ownership. Processing times vary and are currently estimated at approximately 20 weeks (around five months), subject to review and completion of all requirements.”
Cost: “There is no cost to work with a Certified Exit specialist to explore your options.” Wyndham adds that “Most exit options are low or no cost,” and that some “may require associated fees and costs, such as commissions for re-sale.” It publishes no dollar figure for surrender.
Who it works for: owners whose loan is paid in full and whom Wyndham considers eligible.
What disqualifies you: an open loan balance, at least for surrender. Beyond that, Wyndham decides privately, and it says its options “may change or be replaced over time.”
What disqualifies you from a Wyndham surrender?
The loan is the clearest rule: surrender appears only under the heading “IF YOUR LOAN IS PAID IN FULL.” After that, Wyndham’s public pages go quiet. They don’t say how long you must have owned, whether your maintenance fees must be current, which products qualify, or what surrender costs. The word that decides your case is “eligible,” and Wyndham defines it out of public view. Ask the specialist what makes an owner eligible, whether you are eligible today, what surrender costs in total, and what document you receive at the end, and write down the answers.
One more line on the page matters: “Make Wyndham your first and only call for guidance and solutions. Because if you decide to work with anyone other than Wyndham’s Certified Exit Specialists, your options may be limited or nonexistent.” Take Wyndham at its word on timing. Finish the Certified Exit conversation and get Wyndham’s answer in writing before you contact any outside firm, so you know what Wyndham will offer while every option is still open. The FTC points the same way, telling owners exploring an exit to “start by contacting your timeshare company directly.”
What is your Wyndham timeshare worth on resale?
Find out before you weigh any other route. Certified Exit itself offers resale guidance and a featured reseller, and Wyndham warns that resale can carry “commissions for re-sale.” The FTC cautions that “the timeshare market is overcrowded, and it might be hard, if not impossible, to sell a timeshare,” and suggests a timeshare appraisal service to analyze the value of one you might sell. Look at what comparable Wyndham points or weeks have actually sold for, not what sellers are asking, and avoid anyone who wants an upfront listing fee.
How much does the Wyndham loan cost you?
Travel + Leisure’s 2025 annual report puts the weighted average interest rate on its outstanding timeshare loans at 14.6% in 2025, and 14.7% in both 2024 and 2023, on loans of up to 10 years. The same filing puts the company’s own weighted average rate on its non-recourse timeshare debt, which it raises against those owner loans, at 6.6% in 2025. Owners pay roughly eight percentage points more than the company does.
Because Wyndham lists surrender only for paid-off owners, the loan works as a gate. Paying it off does not guarantee a surrender, because eligible owners “may have the option.” Before you pay down or refinance the balance to qualify, ask Wyndham in writing whether you would be eligible once the balance is zero.
Few lenders will refinance against the timeshare itself, because it has almost no resale value. If you qualify for a lower rate, a personal loan can replace the Wyndham loan. The ownership and the loan are separate obligations, and our loan payoff guide walks through the math.
Why does Wyndham keep offering an upgrade?
Upgrade sales are most of what Wyndham sells. Travel + Leisure’s annual report says “VOI upgrade sales represented 72% and 68% of our net VOI sales in 2025 and 2024.” It also tells investors that “new owners nearly double their initial VOI purchase within six years.” ARDA, the developers’ trade group, found the same pattern industry-wide in its industry-commissioned 2026 study: 61% of 2025 sales volume went to people who already owned.
So expect your Certified Exit call, or any owner update meeting, to include an offer to buy more. Sign nothing at that call or meeting. An upgrade is a new, larger contract with more points, a bigger maintenance bill, and, if you finance it, a loan balance that pushes the surrender gate further away. If the answer you get to “I want out” is an upgrade pitch, treat it as a no. Our upgrade trap guide covers how these meetings work.
Can I still cancel with rescission?
If you are still inside your state’s cancellation window, yes, and no other route on this page returns as much. Nolo puts the usual window at 3 to 15 days, varying by state, and notes the right is typically nonwaivable. Send written notice by the method your contract names, keep proof of delivery, and check your date with our rescission deadline tool.
What have regulators said about Wyndham?
SEC, September 30, 2026. The Securities and Exchange Commission filed a settled action, SEC v. Travel + Leisure Co., No. 26-cv-62760, in federal court in the Southern District of Florida (Litigation Release No. 26657). The SEC alleges that from October 2019 to February 2021 the company made misstatements and omissions about two projects that removed more than 2,900 delinquent or defaulted timeshare loans, about $77 million in balances, through rescission, and “reversed them in its accounting system as if the loans had never been made.” According to the complaint, that improved the loan loss figures the company reported to investors. Travel + Leisure consented, without admitting the allegations, to an injunction and a $975,000 civil penalty. The judgment is subject to court approval, and approval was not confirmed as of October 2026.
This is a case about what the company told investors, and it gives other owners no new right to cancel. The SEC alleges that during those projects the company “fully released customers who requested rescissions from their loans.”
New York attorney general, October 2014. Wyndham agreed to stop offering reservation certificates that, according to the attorney general, led some buyers of other Wyndham timeshares to believe they were buying into the Midtown 45 timeshare. The release mentions no payment and is undated; ABA Journal reported the agreement on October 17, 2014.
What if your Wyndham resort is being restructured?
In 2025 Travel + Leisure identified 17 resorts “requiring significant owner reinvestment, or that are in markets that no longer align with owner demand,” and proposed court-supervised plans to remove some resorts and cut units at others. By year-end 2025, board and member approvals were in place for all but two associations, both at one of the identified resorts. When completed, the resorts will be sold and all owners, “including the Company and its vacation ownership clubs,” receive pro-rata distributions of the net sale proceeds. The annual report does not name the resorts. If your association has sent you a restructuring vote, read it before you pay anyone for an exit. Our legacy resorts guide explains how terminations work.
What if Wyndham says no?
Get the answer in writing and ask exactly what disqualified you. If you were pointed to a featured reseller, that is a listing that may or may not sell.

Vacation Ownership Consultants (VOC), an attorney-backed exit firm in Scottsdale, Arizona, makes the same point in its guide to developer surrender programs: a referral to a resale or listing company is not surrender approval. Its Wyndham guide says Certified Exit provides internal guidance that “may not fit all situations.” VOC’s own process starts where this page does, telling owners to “Contact your resort and check the resale market.”
If your Wyndham ownership has no resale value and Wyndham refuses or quotes a price you can’t accept, a free consultation and file review is the next step to consider. At VOC, you submit your billing statements, purchase agreement, and deed, if you have one, through its eligibility form; its team determines what your ownership may qualify for; you get a free file review; and only then do you decide whether to enroll for a one-time flat fee. VOC’s home page says it doesn’t “discuss billing until we’ve made sure you qualify.” VOC’s review is free; other firms set their own terms.
In a 2018 example VOC published, a couple who owned at Christie Lodge, a non-Wyndham resort, said an owner update became a six-hour Wyndham pitch. In a complaint VOC quotes, they said the salesman crossed their RCI fees off on paper; a “quick start team” later said they still owed them. These are the owners’ allegations. If something similar happened to you, write it down now, because a documented sales promise is what an attorney looks for.
An attorney-backed exit firm is one route to consider for owners Wyndham turns away, such as owners whose hardship application was denied or who still owe on the loan. A legitimate firm reviews your contract and payment history before it quotes anything. Where the method calls for it, the firm retains an attorney who deals with Wyndham on your behalf and looks for specific problems with how the timeshare was sold, such as a salesperson who pitched it as an investment. In our view, a lawyer’s letter is harder to ignore than a phone queue. No firm can promise how Wyndham will respond, and one that does is a firm to avoid.
The industry’s record explains the caution. Washington’s attorney general said in 2020 that “Reed Hein does business under the name Timeshare Exit Team,” and its 2021 settlement release says more than 2,800 Washingtonians paid the company upfront fees from just under $3,000 to tens of thousands of dollars per exit, and that it at times advised customers to stop paying their resorts. In April 2026, after an FTC investigation, a federal court ordered Christopher Carroll, a top operator of a timeshare exit scheme run through a company called Consumer Law Protection, to pay $140 million. Wyndham’s annual report itself names “third-party organizations that encourage defaults” as a risk to its loan portfolio. Three checks matter most for a Wyndham owner:
- It tells you Certified Exit is still open to you, and that you shouldn’t sign or pay anything until Wyndham has answered in writing.
- It never tells you to stop paying the Wyndham loan or your fees. The FTC lists that instruction as a scam sign.
- It reviews your documents before quoting one flat fee in writing, and names the attorney, whom you can look up with the state bar.
The full list is on our red flags page. Keep paying while you work through this. Washington’s attorney general described Reed Hein customers who stopped paying and ended up in collections with damaged credit, and our stop-paying guide covers what else can follow.
The order to work in
Inside your cancellation window? Check your rescission deadline and cancel in writing today. It is free and returns your money.
Explore your options with Wyndham first. Call Certified Exit at 855-312-9040, get the eligibility rules and full cost in writing, and check what similar Wyndham ownerships sell for. Sign nothing at the call or at an owner update; an upgrade pitch counts as a no.
Still owe on the loan? Ask about the hardship exception, compare a lower-rate personal loan, and get a written answer on surrender after payoff.
No resale value, and Wyndham refused or quoted a price you can’t accept? Get a free consultation and file review from an attorney-backed exit firm that passes the checks above.
Other routes: if your loan is paid off, Wyndham’s page lists a free transfer to an immediate family member. If you have documents showing a salesperson misled you, your own attorney can review a claim. A resale through a licensed broker who takes fees only after the sale is another option. Run the exit cost calculator on what staying costs you.

This is general information, not legal advice. Wyndham’s program terms can change, and your options depend on your contract, your loan, and the law in your state. Before you sign a surrender agreement, refinance to qualify for one, or stop any payment, put your contract in front of an attorney licensed in your state.
