Timeshare Exit Cost Calculator

Five routes, one number each: what the next ten years cost you. The deed-back only counts if your developer will actually take the timeshare back, so price the other routes too, including attorney-backed exit help. Put your real fee in and see the order.

Ten-year totals in nominal dollars, no discounting. Fees are compounded annually at the rate you set. Walking away shows the fees paid before you stop, and it deliberately does not price the credit damage, a possible deficiency claim, or a possible tax bill on canceled debt, because those depend on your state and your finances. This is general information, not legal or tax advice.

Frequently Asked Questions

Because when the developer agrees, it ends the fee quickly and costs little. The catch is the if. These programs are voluntary, and an open loan, past-due fees, or a resort the developer no longer sells can rule you out. Ask first, get the answer in writing, and if the answer is no, set the deed-back aside and compare what is left. Start with our deed-back page.
It is the flat fee plus every maintenance fee that comes due while the exit is in progress, so the timeline matters as much as the fee. Ask any firm for its fee and a realistic timeline in writing, and set the months slider to match. The written timeline matters because the operators regulators shut down left owners waiting: Washington State found one company had contracted for more than 41,000 exits with more than 16,000 still pending, thousands of them pending three years or longer. See how attorney-backed exits work.
On this chart it often looks cheap, and that is exactly why the chart is not the whole story. The calculator prices only the fees you stop paying. It does not price collections, credit damage that can follow you into a mortgage application, a possible deficiency claim, or income tax on canceled debt. Read what actually happens before you treat a low number as a good outcome.
Look at what comparable intervals at your resort have actually sold for, not what they are listed at. Listings are aspirational, completed sales are data. For a great many weeks the honest number is one dollar, which is why the default here is one dollar.
The balance you enter is added to every route, because you owe it either way, and it is shown separately in the note below the chart. Its bigger effect is that an unpaid loan generally blocks a deed-back, which removes the cheapest option from the board. That is why clearing the loan is often the step that unlocks everything else.
