Your Florida Property Tax Bill Is 4% Cheaper in November. That Beats Any Savings Account.

Florida knocks 4% off property taxes paid in November, 3% in December, and so on down to zero in March. On a $6,000 bill that's $240, roughly a 12% annual return for paying four months early. If you pay through escrow, Florida law says your lender has to grab it for you. Here's how to check.

If you own a home in Florida, your 2026 property tax bill is arriving now, and the state will knock 4% off it if you pay in November. On a $6,000 bill, that’s $240 for paying early. No savings account pays anything close to that for four months of patience.

If your mortgage company pays your taxes out of escrow, you’re not off the hook. You’re the auditor.

The deal Florida offers

Florida’s discount schedule is written into Statute 197.162: 4% in November, 3% in December, 2% in January, 1% in February, zero in March. Taxes go delinquent April 1. Tax collectors are already saying it out loud. Polk County posted on October 26 that its 2026 bills are online now and paper ones are on the way, with the same 4-3-2-1 ladder.

Here’s what they don’t spell out: every month you wait costs you 1% of the bill. Spread over a year, that’s roughly a 12% return for paying sooner.

The math

Take that $6,000 bill. Pay by Monday, November 30, and you write a check for $5,760.

Or park the $5,760 in a high-yield savings account and pay the full $6,000 on March 31. The best accounts topped out at 4.70% APY on October 27, according to Fortune’s Curinos data. Four months of that earns about $90, before tax.

$240 versus $90. Paying early wins by about $150. If the cash is sitting idle in checking, it’s not even close.

The one exception: if paying in November drains your emergency fund, don’t. A 4% discount isn’t worth a credit card balance at 24%.

If you pay through escrow

This is where Florida beats federal law. The federal escrow rule, Regulation X, says a servicer “may” pay early to grab a discount but is “not required by RESPA to.” Florida went further. Statute 501.137 says a lender holding your tax escrow has to pay promptly “so that the maximum tax discount available may be obtained,” as long as your escrow has enough money in it.

So the 4% is yours. The servicer’s bet is that you never check.

Do this now

If you pay your own taxes, look up your bill on your county tax collector’s site this week and pay it by November 30.

If you pay through escrow, set a reminder for mid-December. Look up your parcel again and confirm two things: it was paid in November, and the amount paid is 96% of the gross tax. If it went out later at a smaller discount, write to your servicer, cite Statute 501.137, and ask it to credit the difference to your escrow account. Keep a copy.

Frequently asked questions

How does the Florida property tax early payment discount work?

Florida Statute 197.162 sets the schedule: 4% off if you pay in November (or within 30 days after the original tax notice is sent), 3% in December, 2% in January, 1% in February and nothing in March. Taxes become delinquent April 1 under Statute 197.333. If a discount period ends on a weekend or holiday, it runs to the next working day for payments delivered to the tax collector's office.

Is paying property taxes early better than keeping the money in savings?

At today's rates, yes. On a $6,000 bill, paying by November 30 saves $240. Keeping the $5,760 in a savings account paying 4.70% until the March 31 deadline earns about $90 before tax. The discount wins by roughly $150. Each discount month is worth about 1% of the bill, which works out to around 12% a year, well above any savings rate.

Does my mortgage servicer have to take the 4% discount if I pay through escrow?

In Florida, yes, as long as your escrow account has enough money in it. Florida Statute 501.137 requires a lender holding escrow for property taxes to pay promptly when the taxes come due 'so that the maximum tax discount available may be obtained.' Federal escrow rules alone don't require it: RESPA's Regulation X lets a servicer choose to pay early for a discount but says it is not required to. If your escrow is short, Florida law requires the lender to tell you within 15 days of getting the tax notice.

How do I check whether my servicer paid in November?

Look up your parcel on your county tax collector's website in December. It typically shows whether the 2026 bill was paid, when, and how much. A November payment should be 96% of the gross tax. Your annual escrow statement shows the same disbursement. If it was paid later at a smaller discount, contact your servicer in writing, cite Florida Statute 501.137, and ask it to credit the difference to your escrow account.
